01Who we are

Infiniti Properties Group Ltd, trading as Infinity Stays, is the data controller for the personal data described in this policy. We are registered in England and Wales, company number 13157101. Our registered office is 167-169 Great Portland Street, 5th Floor, London, W1W 5PF.

We are a member of Property Redress, membership number PRS060937.

You can contact us about anything in this policy at info@infinitystays.co.uk or by post at our registered office.

02What we collect

Information you give us. When you submit an enquiry form we collect your name, email address and phone number, together with the details relevant to that form, for example a property address or postcode, the number of bedrooms, the property's current situation, a listing URL, your budget, the areas you are interested in, and any notes you choose to add. On the property assessment form you may also upload up to five photographs of the property.

Information we collect automatically. We record the IP address the submission came from. We use it to rate-limit the forms, which is how we stop automated abuse, and we store it alongside the submission. If you accept analytics cookies we also collect the usage data described in the cookies section below.

Information we do not collect. We do not ask for or store payment details, bank details, or any special category data through this website.

03Why we use it, and our lawful basis

To respond to your enquiry. We use your contact details and the details of your property to assess it and get back to you. Our lawful basis is your consent, which you give by ticking the box on the form, and our legitimate interest in responding to people who ask us to.

To provide our services. If you go on to work with us, we use the same information to perform our agreement with you. Our lawful basis is performance of a contract.

To protect the website. We use IP addresses to rate-limit submissions and detect automated abuse. Our lawful basis is our legitimate interest in keeping the service available and free of spam.

To measure how the website performs. If you accept analytics cookies, we use analytics data to understand which pages are useful. Our lawful basis is your consent, which you can withdraw at any time.

To meet our legal obligations. We keep records where the law requires it, including for tax and for Property Redress. Our lawful basis is compliance with a legal obligation.

We do not sell your personal data, and we do not add you to marketing lists you did not ask to join.

04Who we share it with

We use a small number of service providers who process personal data on our behalf, under contract and only on our instructions:

• Vercel hosts this website and serves its pages.
• Supabase stores enquiry submissions in a database, and stores any photographs you upload.
• HubSpot is our customer relationship management system.
• Resend delivers the notification email that tells us an enquiry has arrived.
• Uplisting supplies the apartments, prices and availability shown on our Book a Stay pages, and runs the secure booking page where you pay. Details you enter there are handled by Uplisting for us.
• OpenFreeMap provides the map on our Book a Stay page. When you open the map, your browser loads map images from OpenFreeMap, which receives your IP address. Apartment locations on the map are approximate.
• Google Analytics and Meta receive website usage data, but only if you accept analytics cookies. If you reject them, nothing is sent.

Some of these providers are based outside the UK, or store data outside the UK. Where that happens, the transfer is protected by safeguards recognised under UK data protection law, such as UK adequacy regulations for the destination country or the UK International Data Transfer Agreement (or Addendum) with the provider.

We may also share information where we are legally required to, for example with Property Redress in the event of a complaint, with our professional advisers, or with law enforcement where the law obliges us.

05How long we keep it

We keep enquiry records for as long as is necessary to deal with your enquiry and to pick up a conversation where it left off, and no longer.

Where you become a client, we keep records for as long as our legal, tax and redress-scheme obligations require after the end of our relationship.

Photographs you upload are kept only for as long as they are needed for the assessment, and are then deleted.

You can ask us to delete your information sooner. See your rights below.

06Cookies and analytics

When you first visit the site you are asked whether to accept analytics cookies. Accept and Reject are given equal prominence, and rejecting does not affect how the site works.

Nothing analytics-related loads until you accept. If you reject, or simply do not choose, no analytics or advertising scripts are loaded and no data is sent to Google or Meta.

You can change your decision at any time using the “Cookie preferences” link in the footer.

The site also uses a small number of strictly necessary cookies and local storage entries to remember your cookie choice and to keep the site working. These do not require consent.

07Your rights

Under UK data protection law you have the right to ask us for a copy of the personal data we hold about you; to have inaccurate data corrected; to have data erased; to restrict or object to how we use it; and to receive it in a portable format. Where we rely on your consent, you can withdraw it at any time. That does not affect anything we did before you withdrew it.

To exercise any of these rights, email info@infinitystays.co.uk. We will respond within one month.

If you are unhappy with how we have handled your data, you can complain to the Information Commissioner's Office at ico.org.uk, by calling 0303 123 1113, or by writing to Information Commissioner's Office, Wycliffe House, Water Lane, Wilmslow, Cheshire, SK9 5AF. We would rather you came to us first so we can put it right.

08Changes to this policy

If we change this policy we will update the date at the top of this page. If the change is significant, we will make that clear on the site.
